Long-term mould treatment for tenanted homes
14-Aug-2009Mould looks unpleasant, can cause respiratory illness and can damage fittings and furnishings. However, its frequent reappearance in homes may be a thing of the past now with a new consultative eradication service from 24/7 property protection specialist SitexOrbis, the former Orbis Property Protection.
The treatment will bring relief to thousands of asthma sufferers whose attacks are thought to be triggered by spores released in to the air from infestations. It will also help landlords to deal with a category one risk to health that is ranked alongside asbestos in the Housing Health and Safety Rating System.
As many may be aware mould cannot be eradicated by wiping or painting over and it shouldn’t be brushed away because this only spreads the problem. Like an iceberg, what is visible is only a small part of the problem, the root system below is nine times bigger.
SitexOrbis mould eradication specialists treat infected surfaces with a bacterial detergent to kill and prevent dispersal and then go on to destroy roots hidden beneath the surface as well as spores with a bonding coat. The job is finished with a fungicidal paint.
The process is performed by specially trained staff and includes the identification of the causes of mould.
Social housing manager Robert Witney of Bristol City Council, where the service was first trialled, said: “At the moment it takes up an awful lot of our time deducing what the causes [of mould] are and speaking with occupants, advising them. Anyone who can come in and provide a full solution to this can only be an asset to us.”
RSLs are legally bound to clear outbreaks of mould within 28 days under section 11 of the Landlord and Tenant Act 1998.
