New depot to service increasing number of empty properties in North West
20-Feb-2009The number of empty properties and the increase in repossession orders in the North West has prompted SitexOrbis, the empty property management company formerly known as Orbis, to open a new depot at Heywood, near Rochdale, and to hire local staff to cope with increased demand.
The contractor installs temporary alarms in empty properties and steel screens to stop determined intruders. Teams also respond to breaches, floods and fires detected by monitoring equipment linked to SitexOrbis’ Cheshire-based 24/7 response centre.

Newly appointed manager Martin Howell, who previously worked for a Manchester-based security company, says the new site was crucial to responding to emergencies in the Manchester area quickly. For repossessions, he says, often they need to get there fast to protect properties from vandalism and forced entries.
Martin and his staff also keep empty properties looking presentable for viewings by potential owners or occupants and keep them free of rubbish and other combustible materials which may harm fire insurance claims.
“We may not be at the most glamorous end of the property market. Sometimes it is straight forward house clearance and security. At other times it can be less pleasant pest control, removal of some pretty unpleasant messes and fly tipping. But it is certainly rewarding to keep voids in good order and to keep anti-social behaviour out. A gratifying amount of thanks come from neighbours”, he said.
The teams are used to coping with demand, 24 hours a day if necessary. Clients such as registered social landlords Salix Homes, New Prospect and Twin Valleys often have several empty properties at once that they need to be made ready quickly for reoccupation.
Sixteen staff operate from the 3,200 sq ft depot, located off the M62. They service Bolton, Bury, Rochdale, Oldham, Greater Manchester, Cheshire, Morecambe and Lancaster. The depot joins a network of more than 40 SitexOrbis sites throughout the UK.
